Non representation unless Consulting which will be billed on an hourly basis as single agent with consent to transition to transaction broker.  (See Fee For Service.)

Non-MLS
4 month listing term. Exclusive Right to Sell.  All marketing and prospect pre-qualification as above, including transaction management to closing by Agent (Transaction Broker). Marketing to include CMA, signage, mortgage rider with audio 800# call capture, virtual tour, and internet marketing. Seller will be available for showings, as possible.

Listing Level I
MLS
Seller pays MLS  fee upon listing for one of the markets listed below. It is non-refundable. Agent (Transaction Broker) will list the property in the **MLS (Exclusive Right to Sell)  for 6 months. Marketing includes 8 hours of consulting, CMA, company sign on the property, mortgage rider sign, audio ad w/800# and call capture, internet marketing). Seller will schedule and oversee showings.  Seller may sell home as FSBO without co-broker commission.

Listing Level II
MLS
This is an exclusive  right to sell listing.  The seller may not sell the property as FSBO.  Agent (Transaction Broker) will assume all responsibility for marketing the property. The marketing will include all of Level I plus schedule and oversee all showings, advising seller, negotiating all offers for purchase, overseeing all details of the transaction to closing including inspection, appraisal, escrows, title, buyer’s mortgage, settlement costs and final walk through.  Open house is not included.

Listing Level III
MLS
This is the same program as Level II with additional advertising and networking with top buyers’ agents in the area, and Open House marketing at least 1x per month.  (Single Agency / Permission to Transfer to Transaction Broker.)

Listing Level IV
MLS
This is the same program as Level III with additional advertising or marketing (television, out of state print or direct mailings, etc.) as may be selected, at least biweekly open houses. (Single Agency / Permission to Transfer to Transaction Broker.)

MLS listings cover Ft. Myers, Cape Coral, Ft. Myers Beach, Estero, Bonita Springs, and Naples.

Move vs. Improve Analysis

CMA (Comparative Market Analysis)

Determination of price range. Not an appraisal.  Based on past 6 month to 1-year selling history in target area. Uses a micro to macro approach. Includes CMA only. Paid at time of service.

Appraisal (by licensed Appraiser)

Most accurate representation of value of residential property based on a comparative sales analysis. Price could vary depending on special considerations of the individual home being evaluated. Paid at time of service.

Real Estate Consulting

Hours will be divided into 20 minute intervals. In home and in office consultations will have a 1-hour minimum. (Non-representation or Transaction Broker) Consulting fees are due at the time of service.

Negotiate Contract, Monitor Transaction, Closing

Complete FARBAR contract incl. all contingencies, escrows (title co.), inspection, appraisal, buyer’s mortgage, settlement statements, final walk through and closing. (Transaction broker). Paid at closing.                      

Write and Place Advertising in Appropriate Media

Develop, design and write advertising according to seller’s budget for promoting the property.  Advise on most cost efficient methods and placements (3-month campaign. Subsequent time is billed at consulting rate). All advertising costs to be paid  for by seller. (Non-Representation Broker) Paid at time of service.

Procure a Qualified Buyer

Find a qualified buyer who makes an acceptable offer with a contract for purchase and closes the transaction. The seller gives Agent the right to advertise the property.  This is not an exclusive right to sell. (Transaction Broker). Paid at closing.

Time to Move >Children and Moves

When you decide it is time to move, it is important to engage your children in the process. Depending on the reason for the move and the distance, moving can cause some concerns for children that parents may not be aware of right away. Moving often means going to a new school, leaving favorite playmates, and experiencing a lot of uncertainty about what the new neighborhood will be like.

The transition will be a lot easier if your children support your efforts to get your current home sold. How can you get them involved in the process? Include the whole family in discussions about the move and invite the children to participate in house-hunting trips. Ask for the children's cooperation in keeping their toys and clothes picked up. Teenagers may be especially touchy about strangers invading their space, and may resist keeping their room in "showing" condition. Stay communicative with your children about developments in the home sale to help them feel connected to the process.

Work with a real estate agent who is comfortable with children and can remain sensitive to your children's needs and concerns. When the house sells, take the whole family out to celebrate the event.
